Can someone tell me what is scheduled to be built or developed in the area West of Hillcreast Road just South of Preston Ridge Baptist Church. Thank you.

City Council approved a preliminary plat for residential south of the Church in January 2002. The project name is Tuscany Meadows. This property is zoned Retail, Multifamily-2 (apartments) and Townhomes.

Since January, the developer is considering redesigning the subdivision. To follow the progress of plans/plats and zoning cases submitted to the City, go to the City's web page at www.ci.frisco.tx.us
Click on "Grow"
Click on "Planning"
Click on "Development"
Click on "Monthly Zoning/Development Submittals"

This will bring up months that you can access the maps showing what has been submitted for the four quadrants of the City.

Don't you think that area already has too many apartments!! What happend to the moratoriam on new apartments being built? I am very disappointed.

The City did have a moratorium on accepting plans for new projects until the Multifamily-1 and Multifamily-2 development standards were amended. These standards were amended in May 2001.

The moratorium in place now is basically for the northeast quadrant of the City, and does not include this area.

As mentioned in my earlier response, the City Council approved a preliminary plat for single family development. Although, there is no guarantee that the developer will follow through, we do hope that he does procede with his single family development.

How can a preliminary plat be approved for single-family if the property is zoned multi-family, townhomes & retail? Wouldn't a zoning change request have to be heard?

The May 2001 amendments to the Multifamily development standards allowed single family by right. The City will initiate a zoning change on the property after the City accepts the subdivision (i.e. streets and utilities are installed per City standards) to rezone the property to conform to the developed lot sizes. Single family is an allowed use in the TH district. The developer is deciding between Townhomes and single family.

A zoning change is required for the Retail portion of the property. The applicant has submitted a zoning case for the purpose. The ordinance has not been adopted at this thime.

Why does the "new" section (near Jereme) of Hillcrest not have the green stuff next to the street to keep the dirt from washing into the street when it rains?
