I have noticed some construction on Cotton Gin Rd between Legacy and Stonebrook.

Are there any plans to have complete Cotton Gin Road in this stretch so that you can take the Cotton Gin Rd exit from DNT and go all the way till Stonebrook. If yes, is there a estimated completion date ?

Swati,

The construction you noticed is earthwork for another phase of the Park Place Estates neighborhood, which is being built next to Cotton Gin Road. In addition, the City is about to start construction on a segment of Cotton Gin Road between Guinn Gate Drive and Diamond Point Lane. However, Cottin Gin will not connect all the way to Legacy Drive in the future.

Cotton Gin was originally planned to be a four-lane divided road that would curve and connect continuously from Stonebrook Parkway to Legacy Drive. However, the development plans for the land in that area have changed and new zoning was approved by the City Council in December which changes the plan for Cotton Gin Road. Now Cotton Gin Road will no longer be a continuous four-lane road along that route. Instead, the east-west portion of Cotton Gin Road will continue straight west as the main street of a pedestrian-friendly, mixed-used development and the road will dead end at a water feature. The north-south portion of Cotton Gin Road will be renamed Fourth Army Drive and it will remain a two-lane road, connecting from Stonebrook to Diamond Point, but not extending any further north. (The existing pavement that has been built north of Diamond Point Lane will not be connected to Diamond Point, but instead will be incorporated into the new development as an alley behind a new row of houses.)

Once the new development is built, various neighborhood streets will allow traffic to travel between east-west Cotton Gin Road and Diamond Point Lane, thereby providing an indirect link for local traffic to travel between the new Cotton Gin Road and the new Fourth Army Drive.

Is there a timeline for this pedestrian-oriented, mixed-use development, or is it just conceptual at the moment? If the former, can you direct us to any further information about the development?

A preliminary plat has been submitted for the residential portion of the development and is currently under review by staff. Once approved by the Planning & Zoning Commission, it is anticipated that the developer will be submitting construction plans for the first phases. You can keep up with the recent submittals on our website http://www.friscotexas.gov/departments/planningDevelopment/planning/Pages/Recent Submittals.aspx . We have formal submittal dates approximately every 2 weeks.
