I’ve noticed that the Eldorado Parkway expansion is set for completion at September 2007.

This forum indicated that the construction of the Super Walmart building at 423 and Eldorado will begin this Summer.

Is there an estimated date for which the WalMart will begin business?

Has the increased volume associated with this new business at the intersection been taken into account when approving the building permit?

Does TxDot have any plans for 423 construction at this intersection prior to the WalMart’s opening?

Mr. Gower,

City staff does not track construction time periods except to insure that progress is being made on a continual basis. So, I do not have an estimated opening date for Wal-Mart.

The increased traffic volume was taken into consideration at the time that Wal-Mart submitted their site plan and final plat. Traffic circulation and ingress and egress from Eldorado and FM423 were studied carefully by the City's Traffic Engineers.

As part of their project Wal-Mart will be making temporary improvements to Eldorado Parkway as part of their overall construction project and these improvements must be in place prior to their opening. Temporary improvements refers to the fact that these improvements will be later removed in the Eldorado Parkway widening as well as TxDOT's FM 423 widening project. Isn't the city paying for these improvements prior to Wal-mart opening as part of their "incentive package"?

The developer is responsible for constructing all City and/or State required infrastructure improvements, which must be completed, inspected and approved before the store may open for business. Based on the amount of taxable sales of the store, the Frisco EDC economic incentive will be paid as a reimbursement to the developer, over a 3-4 year period, for certain infrastructure improvements associated with the project.

The improvements of FM 423 in this area are scheduled to start in February. The construction is being done by Wal-Mart's contractor and will be completed before the Wal-Mart opens.

I have checked the Wal-mart website and there is nothing about the opening date of the store. Do you happen to know approximately when it will open?

We do not track when stores plan to open as there are so many things that can and do impact upon anticipated dates. I am sorry that I can not answer your question.
