What is the zoning for the NW corner of Teel & ELDorado
ALSO, more importantly, what is the zoning for the NE corner of Teel and ElDorado?
That large creek would seem to limit what might be able to be built there.

Your question regarding the zoning of the property on the NE and NW corner of Teel and Eldorado was forwarded to me. The NW corner of Teel and Eldorado is zoned Retail. At this time, there are no specific development plans submitted for the property. The NE corner is zoned Planned Development-130 for Office uses. The Planned Development zoning does take into consideration the creek that traverses the property. As with the NW corner, there are no specific development plans submitted at this time.

Thanks for this update. This is a good opportunity to clear up a confusion that I have. You mentioned no plans have been submitted for the property at the NW corner of Teel and Eldorado. On the "Planning and Zoning - Recent Submittals" link dated April 2010 (1) there is a description that lists, "Three retail stores, a restaurant, medical office, bank, convenience store with gas pumps and an automobile repair (minor) on seven lots on 15.0± acres on the northwest corner of Eldorado Parkway and Teel Parkway. Zoned Retail (R). Neighborhood #49."

Can you help me understand this process? So at this point it is zoned meaning that's what CAN be built there but there are actually no companies that have submitted a plan to build anything there yet? Is that accurate or do I still not understand the process? I guess I'm mainly confused as to what it means once something shows up on one of those "recent submittals reports." Thanks!

A preliminary site plan has been submitted for the NW Corner of Teel and Eldorado as indicated on the Recent Submittals report. Preliminary site plans are typically the first step in the development process. Once the preliminary site plan is approved by the Planning & Zoning Commission, it is common to see a final site plan and plat on a portion of the property submitted shortly after. At that point, there will be a clearer picture of what companies are preparing to develop. The Planning & Zoning Commission meets every 2nd and 4th Tuesday of the month and their agendas are posted on the City’s website on the Friday prior to the meeting. Check these agendas to see when the item will come before the Planning & Zoning Commission.
