Good Afternoon,

I am a resident of Cobb Hill, could you please tell me in "layman's terms" what the rezoning listed below for the area in front of our neighborhood means? I am curious as to what type of Business' are now eligible to build on this land and if there are any proposals on the table. Thanks in advance and let me know if you have any questions.

An amendment to Planned Development-166-Retail/Office-2/Multifamily-19/Single Family-8.5/Single Family-10/Patio Home reagrding development standards, update of the zoning exhibit and the modification of the Planned Development boundaries located on 215 acres on the northeast corner of Dallas Parkway and Eldorado Parkway and on the north side of Eldorado Parkway, 1,300 feet west of Dallas Parkway. Zoned Planned Development-166-Retail/Office-2/Multifamily-19/Single Family-8.5/Single Family-10/Patio Home. Neighborhood #46.

The subject property of the zoning change is located near the northeast corner of Eldorado Pkwy and the Dallas North Tollway and is zoned for Retail and Office uses. The Planned Development District covers a larger area including portions of Cobb Hill residential areas that area is not being rezoned. The property owner is requesting to,
1. amend the development standards to be consistent with the standards set for the area occupied by Costco;
2. seek approval of a Specific Use Permit for a QuikTrip convenience store with gas pumps at the immediate corner of DNT and Eldorado
3. amend the allowable uses to permit a car wash upon approval of Specific Use Permit. (The car wash is proposing to locate at the corner of Woodsboro Way and Eldorado).
4. amend the development standards to allow a 6-story hotel (the current standards would limit the height to 4 stories)

This application is tentatively scheduled to be heard by the Planning & Zoning Commission on Tuesday, February 14th at 6:30 pm. Following a recommendation by the Planning & Zoning Commission, a public hearing will be scheduled for the City Council. Final approval of the zoning change requires City Council action. Anyone is welcome to speak at both meetings.

I heard that an In-n-Out Burger might be going in around that intersection. Are there any more planned in Frisco?

So far, there are no other plans for more In-n-Out burger restaurants other than the one on Preston and the one at Eldorado/DNT.

Eldorado and the Tollway?? Across from the new Wendy's and Whataburger? I haven't heard of that yet.

A PD Amendment for the tract on the NEC of DNT and Eldorado Pkwy has been approved. See link below.
A Specific Use Permit for a QuikTrip has been approved on the NEC of DNT and Eldorado.
A Specific Use Permit for a Blue Wave car wash is under review for the NWC of Eldorado Pkwy and Woodsboro Way.
The four lots along Eldorado Pkwy are driving this development.
The Preliminary Site Plan for Eldorado Village shows two drive-through restaurants for the two remaining lots along Eldorado Pkwy (in between the QT and Car Wash). The area north of those lots are not expected to be developed at this time. es/Z11-0018.aspx

Do you have any update on when they will break ground for the proposed In-N-Out Burger at the NEC of Eldorado/DNT? Are there any other stores/restaurants that are planning to build there that haven't already been mentioned above? Thank you!!
