In the 11/14 recent submittals I see the development below. Can you explain the process at this point? Once something like this shows up on this report, what has to happen before actual development starts to occur? That is, is this definitely going in at this location and are any businesses already onboard or is this just a proposal stage?
"Four retail buildings, two restaurant buildings, two restaurants with drive-through windows, and a convenience store with gas pumps on seven lots on 14.8± acres on the southwest corner of Panther Creek Parkway and Dallas Parkway."

This project is still in staff review. We expect to recommend approval of the Preliminary Site Plan and Conveyance Plat to P&Z on the 12/13 meeting. The City is working with DNT frontage property owners (being a conglomeration of Banks) to clear un-platted property by requiring the recording of a Conveyance Plat for properties along the Tollway.
Once this project receives 1st round approvals, the applicant can pursue individual lot development with a submitted Site Plan and Construction Set - which can be staff approved (within 25 days) due to having an approved Preliminary Site Plan from P&Z. Following this second approval, the applicant can submit for pre-construction.
The applicant has not directly indicated which uses will develop first. From the submitted Façade Plan elevations, the western most buildings including the 12,000sf restaurant/retail building fronting Panther Creek and the large retail buildings to the rear of the property are possibilities…or the submitted elevations may only intend to reveal architectural character setting precedence not necessarily to indicate future development.
